253 The John Bay property  is historic, architecturally distinguished, and expertly restored and maintained. In the middle of 90+ acres it has complete privacy and quiet, with expansive views for miles to the Catskill and Berkshire Mountains. For a buyer who requires privacy and authentic period qualities, this is the best available in Columbia County.

It is located in one of the loveliest rural parts of the county. The 90+ acres are surrounded by woods and fields, all in protected by permanent agricultural trust - nothing can be built. Just 2 hours to New York. Within easy drive to cultural and scenic sites in Columibia, Dutchess, and Greene Counties. Hudson/Catskill 8 miles.

The John Bay house dates from the 1760s. Originally in the hamlet of Claverack, it was moved and restored on a breathtaking 90+ acres of rolling meadow and woodlands in Livingston township. Restored on the property is an early and rare Dutch barn.  Also built is a four car barn-style garage with an apartment above overlooking the landscape, and a petite reproduction of a 17th Dutch century house.  There is a kidney-shaped in-ground Gunite swimming pool.

The main house is an Anglo-Dutch type characteristic of the better build houses before the Revolution, retaining a remarkable amount of its original features. It consists of a central hall plan on two floors with elaborate paneled fireplace walls, original paneled dado, wide pine floor boards, and stairway. The house has beaded board siding, 12 over 12 windows, and a gambrel roof.

When restored on this site a rear wing was added in the same style. In all, there are 18+ rooms: On the first floor the living room, dinning room (both with fireplaces), large family room,  designer kitchen, and half bath; con the second floor a large  master bedroom with fireplace and paneled wall and its own bathroom. Across the hall is a study/office or bedroom with fireplace, and two additional bedrooms with their own full bathrooms are in the wing.

The finished attic is like a separate apartment: a bedroom,  living area, walk-in closet, and half bath (no kitchen). There is a finished cellar gym/den and wine cellar (150 cases) and workshop.  The property is bordered in part by a large agricultural trust (David Rockefeller), insuring natural preservation.

On the grounds are a four car garage with studio apartment and deck, a small Dutch-style house used as a studio, and a three bay 18th century Dutch barn.

The property is part of an agricultural district with substantial property tax benefits.
